Sounds like you already have a unique and well-positioned strategy as an investor. Certainly design-forward spaces would work VERY well in South Florida. 

To answer your questions: 

Mid-level buy and hold or vacay rentals: Broward county can offer up a variety of options for both of these. As can an area in Palm Beach County - Lake Worth. 

STR cities and regions that benefit from design and the STR demand - Fort Lauderdale and Hollywood areas are stellar for this. Also - going north - there are 'themed' str's in Orlando area that do very well.

Red Flags - Storm protection - ie impact glass, shutters, panels... understanding these items is crucial as it will impact your bottom line in regards to insurance costs. (and also the value of the home) And ... with that - understanding homeowners insurance here. 

Are you looking to simply purchase from afar or do more of a househack here?

@Tom Dean - While it isn't realistic for SFH - you could certainly invest in STR condos in Branson MO. HUGE market and right in your price range. If you need a recommendation .. I know a fantastic agent there. (i was researching this for a long time.) Good luck!

Yes, you'll hear 'heads in beds' a lot and I do think it can depend on the area sometimes too. I agree with the amenities aspect. Make the property as luxurious feeling as you can within your means. You'll attract the guests that will appreciate that and are willing to pay more for it. 

Since you are going to live in it part of the time, it sounds like you will be doing that anyway. Definitely you have the choice to focus on design over utility. I for one, when booking a STR would choose design all day long. Good luck in your endeavors!

Delray is such a hot market! And yes, to add to this thread - if you're offering your residence as furnished - for mid term it will depend on the time. There's the tennis thing in Delray which is huge. And there are a few hospitals. Assuming you are east which is of course .. the most desirable, then you're probably close to that hospital on Seacrest. So travel nurses would be very interested. 

If it's a condo - it will completely rely upon your condo association to the min length of rental. (but you know that.) 

Long term - definitely doable however - you'll get more if you have impact and a heated pool.

Heading up to Orlando for BPCon and if anyone wants to discuss investing in SE Florida, (Palm Beach county and Broward county)  - I'm happy to answer any and all questions.

@Adam Wesley Abrams congrats on making big plans to househack! 

My husband and I moved to SE Florida from Los Angeles. And yes, the move is a HUGE one. For us, it was the lure of the beach that made this location win out. 

As for investing, I have helped tons of househackers here - doing everything from buying a town house and renting out a bedroom (or 2 if it is a 3 bedroom) to folks getting duplexes and triplexes and then simply buying a house and renting out bedrooms. It is all very doable. And depends on the area for the desirability. 

It appears that rentals are still very much in demand and you can use various means to find the right people. From socials to simply putting the word out with your realtor. 

Of course, I cannot speak to the Texas market - but that sounds hot as well!
