@Amber Leigh hello!

I’ve helped investors as a realtor in both Broward and Palm Beach counties. Probably easier to talk on the phone to discuss however I agree with what Justin wrote that Palm Beach counties can be a little bit trickier in terms of roi. That being said I do have successful investors in both places. Really depends on a few factors.

Delray Beach is booming for sure!

Welcome @Erik Ducharme! Boca Raton is a FANTASTIC market! Congrats! I hope the reno goes smoothly and you can get it rented quickly! I do a lot of business as a realtor in Boca and it is hot, hot, hot! 

There is a terrific meeting every month in Delray Beach. @Jon Huber hosts it and it's very informative and helpful. Great group!

Hi @Andrew M. Yes, if it seems too good to be true.... ! 

Indeed, there are several 'less than desirable' areas in Lake Worth, Delray Beach. Depending on your investment goals, if you are okay to rent to section 8 tenants and have property management to handle the situation, you can make it work for you. However, most of my investors don't wanna deal with it. 

Reach out anytime to any of us realtors in the area. You've got lots to pick from! LOL BP is the place to be! :-)

Agree with all the comments here. Especially if it's a CBS home... older homes? Termites? South Florida. Yep. No biggie. it just happens. So if you can get them to kick in for some of the cost (licensed/bonded) then go for it. I would still want to know the extent of the damage. And then... what type of repairs. Tenting does not do anything for subterranean termites from what I understand. Lots of questions.. but still... very doable! Good luck!

@Timothy Colman wow that’s an intense schedule ! You could definitely do it with a good tc and work open houses for other agents from your brokerage on weekends to get leads. Lots of opportunities!

Jacksonville is a hot market !

Welcome to BP and the rewarding world of real estate! Sounds like you have a great plan. Have you searched Meetup dot com for meetings? Also, there's a lot of folks in Orlando in here and you can start finding them. Have you gone to any open houses to get your feet wet and learn about pricing? That's a helpful thing to do and is usually on weekends. 

I have another agent in my group in Orlando, too. Good luck in your endeavor and hope to hear from you soon! I'm down in Palm Beach County and getting my license was a terrific decision for me. So I hope you love that side of things, too.
