@Marlen Weber I mostly want to gain experience. Everyone says the same thing that they want you to bring experience to the table otherwise how can they trust you. In my case I am a broker so I’m bringing the deal to the table. I am only interested in the broker fees for myself but I have high net worth investors who want to participate but they lack experience as well

Why is it so difficult to find a sponsor? What are sponsors looking for in a commercial deal? For an example, I'm looking to do my first commercial syndication deal but I need a sponsor. The deal is a 5 unit strip with one municipal tenant and 4 AAA/NNN 10+ yr contracts. It's has a 6% cap rate.

Is it something else besides the numbers in the deal? Is it a certain personality trait in the newbie?

There will be a free mastermind/meet up (with free food) in Melbourne Florida on Thursday evening June 29th starting at 5pm. The location is Red Ginger Asian Cuisine Restaurant located inside Melbourne Square Mall. We have a special expert guest speaking named Robert Borr of Syndication Attorneys, PLLC. This very talented law firm founded by Kim Lisa Taylor specializes in syndication and real estate securities. They also partner with Dave Lindahl's for huge 3-4 seminars and boot camps. $$$$$.$$ We reserved the entire restaurant for the evening and we are expecting a ton of people. I have a 20 minute slot to fill and I need someone who's an expert in building a SFH portfolio, multi family, mobile home parks (MHP), syndication, or someone who does large asset financing. I figured the best place to find someone would be through my BiggerPockets family. If you are interested in being apart of this awesome event or coming to this event let me know. This is an open event for anyone interested in real estate investing.

Brendan Kelly I agree that my first job is to find a mentor that is willing to teach me the ropes. I am willing and interested in being an apprentice in trade for experience and knowledge on bigger deals. Jeff Greenberg I watched your interview on BP's (podcast 115) and like you said gaining the credibility will make the difference. Also, I've been to some of Dave Lindahl's meetings and I have some of his evaluating tools. Jeff I know that you believe deal evaluating skills are at the top of the list. So if anyone has a deal and they need some numbers ran I am willing to work.

Jeff Greenberg thank you for your response and your advice. I genuinely thought that this would be a good topic for a feed. There are a lot of seasoned investors out there who are interested in scaling up to a larger asset and I thought this topic would add value to the forum. But I am interested in finding someone who does large MF deals and I want to be there gopher to gain experience and credibility.

Hello All, What are the major pitfalls when syndicating a larger asset? Also, please feel free to elaborate on the do's and don'ts in a multi-family syndicated larger deal... I'm a newbie to the bp forum. My goals for 2017 are to network and acquire 50-100 units through syndication . Thank you
