In my mind, investing in rental portfolio which yields a decent cash flow combined with appreciation is a winning strategy. After all, what else an investor should be concern about in a secure real estate investment.

Thank you Kris for your response. Some experts claim that 80% the business results from / after the fifth letter. I agree with the hand written letters. It has a more personal touch.

How important is cash on cash concept versus other components of analysis of a rehab or rental? what percentage is acceptable to an investor to move forward with a deal?

I am getting ready for a probate campaign. I have prepared seven letters with different contents which will be mailed every 3 wks to the same contacts. I am debating over 4 questions which I hope I can get the answers from experts.

1. Do I have to mail to the executor/ administer? 

2. Or,would it be effective to send it to the deceased address hoping that it would get to person in charge?

3. What is the appropriate numbers of letters mailed in order to get a response back?

4. Should the content of the letters be the same every time?

Will you be able to collect Executor's information @ probate courts? I am sure they will not hand you a list.

I just read  Paul Black's blog.You presented the right attitude about  relationship with realtors/ investors. I am just getting started with probate investing & I believe in your philosophy.

I have access to a  Probate list ,compiled by a reputable local company, which I am trying to understand & dissect.  The list lacks the executor's information.  If I have to do a lot of legwork going through  a large number of names,then this list would be insignificant  to me.

What is your recommendation in pursuing this type of market? What approach have you applied in probate campaign?

Hi Andrew, I admire your decision. Do not listen to those who may discourage you. I wish I had done the same thing when I was your age. Just jump in, do a lot of reading, and associate yourself with experts. It will be a long ride but you have the time& energy to accomplish your goals.
