Jerry Puckett What would be the benefits too selling the house to me and not someone else?

I'm just curious as to what the differences are and if you get a business license when you get your LLC. I ask because for TLO you need a business license.

First off, I couldn't find my other post that related to this, so here I am asking.

Long story short: House next door is vacant, it does not seem to be banked owned as their are no notices about anything (however they may have been blown away). I have found the owners new address and would like to ask him if we can purchase the house (if he still owns it). How should I go about this? What should I say and should I just type it in MS Word or have it hand written? I also wanted to somehow tell the owner if he does not want to sell then too at least get the fence fixed as its all coming down.

When you buy a property, and it's in need of a new design such as the layout of the house and deciding on adding or removing walls, ect.. do you do it your self or have a designers/architect?

In regards to the transfer tax... does this mean if by time January comes, and the original owner has not paid their taxes and I purchase the property I would have to pay the taxes..?

On MLS, on property description it states

What does it mean to "buyer pays transfer tax and Rehab offer? How do you get a rehab offer?

I'm pretty sure cash offer would be something like a LOC, correct?
