I work for a co-op with about 52 apartments and would like to offer some cleaning service. How should I go about on prices? and should I get some sort of contract as well with lawyer?

This is a two part question, first what is the difference between a regular LOC and a business LOC? Second, could you get a line of credit on a rental or can you only get LOC if you live in the house?

If you could, what kind of questions would you ask, or you would had asked (before you got heavily involved) to your/a mentor? I ask because I will be having my first phone conversation next week and would like to see if their are any other questions that I have not thought of. My questions are pretty basic from finding deals and closing and max offer; basic things, any others would be great!

Let's say a motivated seller comes to me and would like to sell their house which is in need of some repairs & I have a high interest. What should my steps be from first too last in order to make sure their is nothing suspicious with the house (liens, mortgages, unpaid taxes, ect...)

I attended my second REI meeting last night and was told to MAKE business cards to hand them out, so this is what I would like to do. However, I'm lost on what kind of business card I should make. As some of you may know, my interest is rehabbing/flipping ...so what kind of card should I make? should I go to the route of "We buy houses" type card or "Rehab investor" type? if anyone has their card online someone please share and also any recommendations of websites.

So how does this actually work? I understand the concept... but if someone pays off the back payments how does that person get paid back when they can't pay off their mortgage payments to begin with.
