You can bring in a small binder with your financials, credit checks, example deals, etc. The majority of people won't have this and it makes it look like you know what you're doing.

Like others have said, nobody has a crystal ball. You should be looking at seller distress and property distress.

Besides the death benefit stuff, there are some neat things you can do with over funded life insurance policies and leveraging the policy to invest in real estate. Have had a few guests talk about it.

Terms are an often overlooked, and very important, part of financing. Not knowing anything about your situation, I'd suggest you speak with someone familiar with your market and financing.

Most buyers will prefer a newer product, so of course the age factors is. There's no hard and fast rule. Some older condo buildings are exceptionally maintained, while other newer ones look a lot older than they are.

Take a look a comparable properties and see where they're selling.

You need to speak to someone who's an expert in that particular market. Seller financing can be advantageous.

If you can access to dead equity by doing the refi and acquire a 5th property, I'd say go for it.
