Can I still raise the rent?
I have advertised my rental at a certain price and a few colleagues and others have mentioned that I am not charging enough for rent. I had thought about raising before advertising it but decided not to. I have received several applications, is there anyway I can increase the rent now that its already been advertised at this price?

You can advertise whatever price you'd like - it's your property.
People adjust pricing all the time when selling; people also adjust pricing when leasing.
