Virtual staging is good to make your photos look better, but buyers are sold on a home when they actually walk through. Empty rooms won't give them that "homey" feeling.

I'd strongly suggest actually staging the property. It's pays to do so.

There are a bunch of online calculators you can use that will give you a rough idea of the rebate amount.

Development on a small scale in the GTA is very challenging right now. You're realistically looking at 325-350 a sf for build costs, then you have to service the lots, etc, etc. Once you factor in your carrying costs, I'm guessing your margins are extremely tight. You may want to reconsider the project if that's the case.

Most builders include the HST in the sale price and have the purchaser assign the rebate to the builder.

Like @Joseph H., bringing on a partner to qualify and sign for the debt will be the best route.
