@Sam Adcock

3 months???? Evict

Post notice on door and send one priority mail to both gaurantor and tenant.

Then proceed with eviction. My rental experience taught me to move swiftly once rent is 4 days late and there is no communication. Remove them and get someone in that will hold up his/her end of the lease. Get them out before they possibly destroy your place.

Welcome to BP. There are a lot of great tradesmen in the area, as well as great realtors. If you need any referrals, pm me and I can put you in touch with the professionals that I use.

@Kevin Gidusko

Welcome to Tallahassee. Non permitted flips are more manageable imo, as you do not need to involve a gc, and probably best for one starting out. Get a good home inspection so you that you can catch the most of the issues before they become budget killers. I have worked with flippers and will begin doing my own January.

As a gc and home inspector I would be happy to walk a few properties with you to give you some idea of budget. No charge.

Rentals to students are popular but usually a lower cap rate, higher turnover, and higher upkeep costs/repairs.

Know your numbers and always plan for cost overruns.

Have you viewed neighborhood? Once you have it under contract feel free to reach out to me and I can give you some info. I attended fsu. Have a solid lease and if you are renting to students, get parents to guarantee lease

Explore subject to financing, or perhaps a master lease. This will allow you to control property and affect profitability with little cash and no credit
