Post: What is $/sq. ft. for home building in your experience?

I have my eye on a lot that is selling for 90K (2200 sqft), properties in this area are being sold for around 420K. If I build at $100 sqft ( a guestimate) then my total cost will 220K+90K = $310K , let's say $350K with surprises. I can then make $70K after selling it. Are these rough numbers realistic?

Seems the South Florida market is too high now that it makes sense to buy a lot and build, instead of buying an old house and rehab,  I have seen a couple of lots at a good price in an up and coming location. Whats your opinion?  The ideal situation will do it as homeowner builder instead of getting a contractor.

I am building a small extension down here in Miami, for a rental house I have.

Construction is going great (I am my own general contractor) . I ran into an issue, trying to find a company for "Ground soil treatment" before pouring concrete ....so far I was not lucky with regular fumigation companies from craigslist, they don't do give the certificate needed  for the inspector, any leads?

Too many complications to add even more complexity by trying to involve lawyers and the letter and spirit of the law, I would just eat my loss and learn the lesson for  next time

Pretty expensive up there! I paid for a 30 yard $300 flat fee last year down here in FL

I been away from BP for a few months, working on unrelated projects (meaning working at my full time job). Last year I acquired my first property, and the house is leaving me a nice return.

Now for my second investment, I was going to buy second property, however this lot is huge (around 8000 sq ft) and the house is small (1000 sq ft), so I decided to build an extension instead for rental . Now be mindful I have no previous "builder "experience whatsoever.

Got my plans from an architect for around $1.2K, spend around $500 for city permits (the approvals were a pain) and pulled those permits as a homeowner-constructor (I'll be my own general contractor)

The hardest part so far, finding the right  sub-contractor. Most of the people I found got my plans I never heard back from them, or  I found only General Contractors that were giving me over inflated prices.

Finally found the right guy for the structure , reliable , communicative ,with a good price and seems I can trust him (so far). He deals with the customer , and he does the job (no middle-man here!!)

I put a fence on the sides of a SFH i have rented ( the back had a fence already). Labor cost me $5 linear feet. For the materials just go to Home Depot they will tell you how much you will spend for the size of your fence.
