After a couple of trips to Office Max to buy ink to print yet another offer, I realized that in my first deal ( I am looking for my second one now) the Realtor was really in tune with technology. I never had to print anything, she was using DocuSign, all electronic and paperless.

In my quest to this second deal I have presented 3 offers , and none of these realtors use it, they will just send me a PDF file to PSS&EB ( see above title). That's a lot of Ink and money for HP !!!

So this is my SIMPLE solution step by step to avoid killing trees somewhere in the planet for the sake of presenting an offer:

  1. Scan your signature as a picture ( also your initials )

2. Open the PDF find "Insert Pictures" and insert as requested in the document ( do the same with the initials)

3. Email back to Listing Agent.

You did it!!! There will be more tress to hug tomorrow

For sure I won't have $20K sitting around for months while a short sale gets approved. I did not say yes neither no to her......she will call me later for more details. The property has liens for around $10K for code violations. @Wayne Brooks great idea about placing the escrow with my own agent instead of the tile company :) ( won't be $20K for sure!!) . Is there any place where you can check for a realtor reputation? something equivalent to BBB for business?

So , I am still looking for my second deal.....have a couple of offers waiting for a response.

In the meantime, today I received a phone call from a Realtor that told me a couple of weeks ago the property I was interested in is under contact already. She is saying the buyer wants to back out ( this is a short sale) and if I want present an offer.

The property is listed for $40K in the MSL , and according to her the escrow this buyer has is $20K ( 50% of the value) Red flag 1?. I told her if i can use my own title company and she said the bank has already a title company.... sounds shady to me since this is an unapproved short sale , how come the bank can have a title company already? Red flag 2?.....any advise?

This happened to me 3 years ago in my own home, lawyer advised me to walk out from the short sale and let the bank start the foreclosure process , that will give me more leverage trying to put down the principal. A year later into the process the bank approach me and took down my principal from $350k to 185K!!! Lawyer was right!!! It might be more convenient for the seller, but not for you , sorry.

I am in the same boat.....paid cash for a property 58k + 15K for rehab, rented now for 3 months, and most of the banks I went to did not wanted to talk to me when I asked for a HELOC ( I went to all the big players) . After asking around for around a month , I found only ONE (1) local community bank that is willing to give me 60% of the appraised value at 5% ( My property is under a LLC) . Is easier if the property is under your own name. Either way you have to give a personal guarantee ( your credit and your income will get you approved). Still in the process but seems is going OK.
