@Tyler W., bird dogging is a good start, I'm sure you know that many investors are looking for good deals (including myself :).  

I got started by researching a market for some time and then jumping in when the right property came along, rehabbed and rented it out (I also had prior experience managing rentals).  Bought another property, rehabbed and flipped it.  And so on.  For me having a good network has been key to finding deals and properly managing the rehabs.  My focus is on purchasing properties that can be rehabbed and either rented out or sold.  

I'm not an expert by any means, but am always open to meeting up and sharing what I've learned.

And thanks for complementing the pic, the shot is through a hollow cannon :)

Tyler, welcome to BP!  You have found a great community :).  By scouting, I assume you are referring to wholesaling or bird-dogging for properties for other investors?

This sounds like a good deal considering today's market.  I second @Brian Flack's suggestion to buildup the cashflow and use that to tackle the rehab.  I would take care of the exterior first, freshen it up so that the property looks updated on the outside, then, as your tenants move out and you renovate the units one by one, it will be easier to rent those renovated units as it will appear that both the outside and inside have been renovated, giving the whole property a "renovated" feel, despite the fact that not all units have been renovated on the inside yet (hope that makes sense) :).

This one should give good cashflow, especially once you are able to increase rents.

@Seth Williams , thanks again for your response and advice, that does make sense and gives me a good sense of direction regarding who I'm mailing to.  It really is easy to get hung up on all of the details and miss the main point.  Thanks again!   I'll be looking into the potential of postcards as well :)
