Hey Fellow BP'iers,

I'm looking forward to meeting new people at the Summit, big THANKS to @J. Martin for organizing the event.  I missed the Summit in Denver a couple years ago and for me it feels like this is the next summit and I'm glad I can make it!

Haves

  • experience managing a 4plex in Long Beach, CA
  • SFH buy, rehab, hold, manage in Sacramento
  • a couple SFH flips
  • project managed a small number of rehabs
  • realtor license
  • out of state condo rental (FL) and dealing with HOA issues (currently on the board)

Wants

  • network with and learn from other investors
  • SFH to flip or rehab and rent, MF to rent
  • learn about where to find good deals in todays market (creative strategies)
  • meet and network with wholesalers from Sacramento
  • learn more about direct marketing and creative financing
  • learn about opportunities in the Bay Area
  • interested in the Milwaukee market for rentals (hoping to talk to @Brie Schmidt )
  • learn more about probate (looking forward to hearing Gary DiGrazia)
  • learn internet marketing and utilizing other technology

Goals in 2015

  • Project manage a full blown SFH rehab addition (adding 1000 sq ft to existing 1000)
  • Learn better time management and personal development
  • Assign time-eating busywork to assistants in order to focus on bigger issues (learn to utilize other people and not try to do everything myself)
  • Start direct marketing to potential sellers

Hey J, after reading your thread I've been meaning to share this a couple weeks back but just got back onto BP :)

A couple weeks back I was talking to a developer friend of mine from Sacramento who told me a story about a new house that he built a couple of years ago.  He had bought an empty lot and he knew based on the records that there used to be a house there before.  When applying for permits, the city charged him around $42k in fees, a big portion of that was for connecting a new water line, sewer, and gas line.  They did not have any details or drawings of the old lines connected to the prior house, so he rented a Bobcat and dug up his whole yard in about two days.  He found 3 different, separate water lines and a gas line.  He went back to the city and got refunded about $28k of those fees he had paid since he could now use those existing lines.

Just thought I'd share, in case you might face similar situation, this might be an option to try :)

Bradley, thank you for the detailed explanation of the programs! I just met someone tonight who does one of these programs (he owns the homes and works with a non-profit for the funds/veterans side), it's the first time I heard of this and that's how I came across this thread via a search.  Your explanation cleared up some things for me :)
