I'll just throw my date ideas out here - the week of October 5 or October 26 would work best for me.  Those are the weeks I'm least likely to go out of town, really hoping to make it to the meeting.

@Zachary A., Welcome to BP!!  The market is definitely hot right now and it's much harder to find deals that make sense.  In addition to what was recommended above, I'd say networking is one of the biggest things you can do right now.  It's definitely doable, you just have to stick through the tough times, including the "staring out" phase :)

I'm with @Minka Sha - what is your specific goal?  Why do you want to get into real estate?  Answering that question will give you a great start as to what direction to head in.

@Account Closed, welcome to BP! If you want high ROI, California may not be the best place to look for it unless maybe you invest in a small rural town here that has a good local economy to support rents. Otherwise, out of state may be an option if you want higher returns, but that's something you need to do carefully and make sure you have trustworthy people on the ground locally.

Flips are a good option in CA but you have to be careful about it, you can make a lot or lose a lot.  You can find 200k-300k properties in Sacramento to flip.  If that's something you're serious about, look into J Scott's books - the Book on Flipping Houses and the Book on Estimating Rehab Costs.

Hi @Shonnie Burnell, welcome to BP!!!  I also lived in the LA/OC area, moved up to Sacramento recently.  There is a lot to learn in the real estate arena but it is definitely worth it.  Having a good network is key but most important is willingness to do whatever it takes to reach your goals, which is especially important during the tough times.  Soak in everything from BP forums and podcasts and find good local people to network with - local REIAs and @Al Williamson's meetup are great places to start.

@Scott Rist, welcome to BP!  You'll find that this is the site to be on, even despite you experience, you'll learn a ton.  Come out to one of the meetups out here - @Al Williamson does one periodically, there are others as well.  Would be great to meet in person some time!

RE agent or county assessor.  If you plan to do a lot of searches, you can use a paid service, I use AgentPro247.com
