I think it is a good thing if the property has bookings for market rents and if the seller is willing to help transfer the bookings to you as the new owner. If the property is listed on Airbnb/VRBO it will be hard to transfer reservations and that could be a huge pain if the seller is not helpful, even after closing.

Hey Luis, This is a great topic. There is a big difference between providing you leads or representing you throughout the purchase of the property. If all you are looking for is motivated seller leads, I would recommend not using an agent and building another pipeline via direct mail, cold calling, ect. If you are looking for someone to ehlp represent you through the process, I think there are a lot of ways to handle that. If it is an off market deal and the realtor does not have any contract with the seller, the seller might not be willing to pay any commission to the realtor. In that case, if the realtor brings you the deal and wants to represent you, they should ask you to pay their commission. Oftentimes, distressed properties are going to be a lot of work for an agent if there are lots of inspections and quotes to coordinate so it is smart to talk about this with your agent prior to finding deals. Different agents will work for different fees and I am sure if you offer to pay them more per deal, they will work harder for you.

Hey Erick, I love this topic and also am constantly evaluating where to put time, effort, and money. The best lead generation source I have is a monthly real estate investing meetup that my team hosts. We do not charge a fee or try to sell anything there. It is mostly a networking opportunity to local real estate investors in our area and we bring in a speaker every month to teach our group something about real estate investing. We have been able to get a decent following and usually have 30ish people show up each month. From there, we ask people for their contact info to be informed about future meetups and try to schedule one on one coffee/lunches with new people who come to see if we can help them achieve their real estate investing goals. Did everyone see this report from AirDNA? Have you found their analysis and property income estimators to be accurate? One of our local markets is #5 but I think there are other markets in our area that have more potential.
