Hey everyone! My wife, Christina and I will be coming to BPCON2021 this year. It is our first ever conference like this and we are so excited to surround ourselves with like minded people! We are coming from Surf City, North Carolina which is a coastal town between Wilmington, NC and Jacksonville, NC. Cant wait to meet some of you all in person and learn from some of the best.

We got the unfortunate news that the septic system that services one of our long term and short term rentals was clogged and had to tell our STR tenants they had to pee outside for the next 12 hours. The husband turned out to be a plumber and helped us identify the issue, find the clogged pipe, and fix it. They were so nice and understanding I couldnt believe it. 5 stars despite not being able to use the toilet or shower for 6 hours. There are certainly other stories about unruly tenants but there are definitely some great stories which can offset the bad ones.

@Curtis Davis I know this is not the most helpful response but it really depends on what your goals are. Have you thought through and written down what your goals for real estate investing are and what strategy you are pursuing? 

If your goal (like many BPers) is to eventually have cash flow from real estate to replace your W2 income, I would say it would probably make sense to try and buy multiple SFHs or a multi family. If your strategy is focused more on the longgg term wealth building, you might want to just buy one property that will likely appreciate a ton in the next 30 years. Sorry if I am muddying the waters. Hope it helps.

Another interesting strategy to get a feel for the performance of a STR is to just contact the owner directly and ask them if they will share their numbers year over year. Some will probably not want to share but if someone asked me how my assets performed I know I would be more than happy to share.
