Buying First STR in Topsail/Surf City

I am looking at buying my first STR in Topsail/Surf City this year. It would also double as my primary residence as I would live there spring and fall. I would love to know thoughts on if this is a good STR market, should I wait until housing prices come down, any advice from those in the area, etc. I also am considering buying land and building, so would love to hear thoughts on that as well. Thanks in advance :)
