Hello,

Over the past 2 years I bought three mobile home parks, and to make a long story short I was able to sell one but got stuck with 2 that were condemned. We ended up tearing down all of the homes and rezoning one of the parks to open a new Mobile Home dealership. 
I have 7 years of realtor and investing experience with a small portfolio of rentals. I'd like to connect with investors to show the potential of putting homes on land to flip instead of the traditional house flipping strategy. There are huge profits in this niche and an untapped market compared to the thousands of others looking for SFH.

Curious to know if there are any other dealers here?

An update here: All mobile homes have been removed and we have acquired the State dealer license. This was actually a much longer process than I was expecting. We should have final approval to be on the Legacy Homes dealer list this week and are going through underwriting for the 21st mortgage. The rezoning process should be finalized in January, so we should have doors open and MHs on site sometime in late January as there will be some final touches we need to make once the land has been rezoned from residential to Business.

Hello I currently have a Mobile Home Park that I’m considering turning into a dealership. Has anybody done this before any pros and cons of this?

Hello,

I am currently redeveloping a park and we are debating whether or not to sell it with park-owned homes are TOH. What do you think is the better offering to a prospective buyer? This would have 8 3/2s brand new. The estimated rent would be 1k per month if we sold as POH, the estimated lot rent would be $250. 

This is not taking into consideration the owner financing the homes as we will most likely be using the 21st mortgage to finance these.

They likely won't spot zone it, but maybe the current or future zoning allows the use.

Gas stations aren't super profitable, they make their money through everything but the gas, so long as you have the store front option for your RV customers, it could be a win. 

Find out who the local brokers are that represent the large gas station firms near you and get their take.

Hello, 

I own a MHP in Georgia that came with a working gas station when I bought it. We are currently redeveloping the MHP into an rv park but have no interest in the gas station but still need the land/plat it sits on to be in compliance with the county regs for an Rv park. Looking for the best way to sell the building and business but not the land it sits on.

Hello, Unfortunately the county has kept up the game of  shutting us down at every corner. From a cost standpoint it's cheaper to demolish and turn it into an rv park than try to fight to remodel a bunch of 1970s mobile homes.

I've never converted one but I have build a few RV parks. It shouldn't be that hard but that depends on why they are shutting you down. If it's because of infrastructure (like septic for instance) then you may have to hire an environmental company to come and clean up. That's not cheap. If it's because of a bad element living there, they may not let you convert. Ann RV park that is not taken care of can get just as bad as a MHP that's not taken care of. 

I'll help any way I can with your questions. Let us know how it goes. 


 The county is actully pushing for an RV park since this would be the only one and we are only 20 minutes from the UGA stadium so it would bring in a ton of revenue for the county,

To echo others' thoughts, yes, sounds like the county wants the Park gone.  One of your fighting points will be:  you provide low-cost quality housing.  

This is needed, especially at a time when housing costs have skyrocketing over the last 18 months.  Do your research and strongly present this data to them.

That was my biggest argument when I met with the county. They didn’t care at all. It’s a shame but it’s politics to them. The people in that park don’t work, drive or much if anything. So to me the local goV just sees it as an eye sore more than anything.
