Hello All,

I am looking to purchase and rehab three mobile home parks in GA. Any of the units are condemned, and I'm looking into getting my MH retail license to purchase new MH directly from the manufacturer? Any experience with this? Good idea?

The MHPs are a mess, and they do not have well-kept records at all so I've been able to secure owner financing for all three parks, gas stations, and SFH. So I believe the potential is there just trying to figure out where to start.

I run into a similar situation while I'm away with the Army. I think your best bet would be to hire a licensed assistant to handle your day-to-day tasks. I have a real estate team now as well so we all help each other when somebody is away.

Hello All,

Im looking into purchasing a multi family property in one of the best school districts in Georgia. The seller want an absurd price and I am trying to figure out a way to somehow make it a win win. 

They are asking $1.8 million for 14 units but current gross rent is about 120k a year. 


I know these numbers won't work with any sort of mortgage but I'm looking for a creative way to purchase the deal in order to raise the current rents to fair market rent which would bring in around  193,200 gross on the low end. 

Ive tried running numbers every way I can think of for some sort of owner financing term but can't seem to come up with a way where it would work for both the seller and me. 

Any ideas are greatly appreciated.

Hello,

I am looking to purchase 4 duplexes (8 total doors) in Athens Ga. Here is the breakdown.

Purchase Price $900,000

Annual Income $86,520

currently, 100% occupied with many long-term tenants currently paying at or just below market rent.

I am looking to partner with someone to help with the down payment and closing cost.

About me:

Full-time Realtor and run the Hayes Group out of Keller Williams Greater Athens

own 4 rentals

flipped two houses last year and currently working on two more for this year but partnered with a lot of investors to also help them with flips as well.

Hello,

And no you do not need to live in GA for a year to buy a home. As long as you can show proof to the lender you will be relocating and your job will remain the same. You're good to go. Id suggest getting in contact with a local lender. I can refer you some depending on what part you are moving to.

Hello,

Im looking to use a rehab estimate spreadsheet for flips. I have been using the bigger pockets calculator but it doesn't work well on the phone and I like to add the cost as I do my walkthroughs with my contractors. Any help would be greatly appreciated!

Does anybody have a good spreadsheet they use to fill out for their rehab cost? Im looking for something I can fill out and send to bank. I know the number and have used the BP calculator already but I wanted to also use a professional spreadsheet to add value and try to secure funding.
