ahh rough area. I though with the flooding it might have been near the street I asked about. 

tenants had to let them in.

@Marek Mika Peter is spot on.  For drains, call Ken shaw at only drains, no where near $250.  Are these properties off of olentangy river road where the big water main break was last month?

@Tristam Griffith has a good idea about asking them to txt or call before.  I also like to schedule multiple showings at one time.  Have a Saturday or evening and schedule all the people then.  More people there makes it a pressing issue for the prospective tenants.  They don't want to lose out to another tenant.  Also even if some dont show, some will so less wasted trips.

We fly into VNY all the time.  would love to be able to go, but cant really plan when i would be there.  Do like going to the Macleod Brewery when I'm there though!

@Adrien C. Lol, totally illegal, but the hacker in me loves it.   Didn't need to spend the money on the keys.  All you really needed was a lock pick gun for the times your tenants install an illegal lock on a door.

I agree with @Robert Ellis  No real chance to talk unless you can snag someone before or after the auction.  they are very strict and you may find yourself buying something you had no idea of ( or at least yelled at pretty good!)

@Francis Rusnak adding my 2 cents worth to this conversation.  We've purchased a 12 unit here in CMH that the owner hadn't kept up with maint.  Not crazy bad, but none the less, all units need attention.  We (read our PM) has been fixing up the units into their paint scheme and setup.  We asked that they put in allure in the living areas and keep carpet in the bedrooms.  So for the last unit that turned over to get it into spec it cost close to $8500.  That's total repainting, allure downstairs in the kitchen, living room and 1/2 bath, and allure in the upstairs bathroom.  New carpet on the steps and in the 2 bedrooms.  A new bedroom window, vanity's, assorted door knobs etc...

For that $8500 investment rents were able to be raised from about $520 to $700.
