@Jordan Lisenbee  Sure.  I was going to say the brew club I belong to is having a meeting at restoration BrewWorx Monday and I'd be happy to talk with you, but then I saw your profile and that you're 18.  No beer for you!

@Jordan Lisenbee There is a few meetup options here in CMH.  COREE is a group (paid) that has monthly meetings and weekly breakout meetings for members.  I've found it very informative and have meet some great people thru it.  I've gotten leads and have gotten tons of contacts thru them.

There is also a free group that meets on the 3rd Thursday.  I have not had much experince with them but the few meeting I've gone to have been well worth the time.  Ed W. on here is the guy for that one.

@Account Closed, there's a ton of people from Ohio here.  Most are pretty good too!  Check out the subgroups on the forums here.  Add key words like Ohio or Columbus and a bunch pop up each day

@Susan C. I wouldn't say that's wrong, just not the way I would do it.  I'm from the Ronald Reagan school of landlording: "Trust but verify."  The tenants can supply me with anything they want, but if they want in my places they need to get a credit report run by me or thru a company that does it for me.  Not that they would ever forge a  document or anything, but I'm sure it has happened.  

Criminal check can just be a search thru the county courthouse.  Or where ever the county they come from.

This says it all for me: "From the forums here, I also see that the two main dissenters are landlords in two states that are not only LL friendly, but also right-to-work states. I live in MA...it is very, very different. The individual has more rights here. Having also lived in FL (which is much more like Ohio, than MA), I know where you're coming from. I also know where I'll never go back."

@Anthony Chara Looking forward to your presentation at the COREE meeting and already signed up for the workshop.  Better be worth it! :)

@David Barnett our PM charges something very similar to what you've stated.  Although instead of 80% lease up it's 100% (until a certain rental amount).  If you're in Columbus we can share notes if you'd like.  I think our management company is worth it though.  We've discussed many things related to actually purchasing our multi-families and we havent seen any shenanigans as of yet.  Win win for both.

timely topic.  We just had a speaker at our investor group (COREE) covering rentals.  The way he did it (does it) is either make them sign a 12 month lease for a lower rate, or a 9 month lease for a higher rate.  I have rentals here in Columbus and rent to students as well.  I have had no problems renting them for 12 months.  Someone always wants to stay over the summer and do sports or summer quarter
