Welcome Patrick Ryan and Michael Tatum! Good to see some other new investors from the area! I am from the D.C. area as well. Just so you guys know, a meetup group was recently formed by a bunch of BP members in the D.C./MD/VA area. The first meeting is this coming Tuesday. Would be great to see you there! It will be my first REI meeting and as a newbie investor, so I am looking forward to it

Hi Marybeth and welcome! I am from the D.C. area and will be attending the meetup mentioned above! I am also fairly new to this forum and have already learned a ton

Welcome Abram Ylitalo! I am in the D.C. are as well and am interested in efficient/green living. I have seen some amazing homes made from storage containers (mostly in architecture textbooks). Such a cool idea to invest in that area somehow. Having a niche like that will serve you well. Excited to follow you on the boards and see what comes of it!

Looks good to me for your situation. If it were me, I might go with 20 percent bonds and 29 percent stocks, and use my "risky assets" money to go into more real estate rentals but that's just a personal thing.

I would love to know what area and property manager you invest with as I am also a young investor in an overpriced area that's not particularly great for rentals (D.C.).

Cheryl C., good to hear as I am a new investor in the D.C. area seeking SFH income properties in some of the exurbs of D.C. currently looking at Frederick as there seem to be some decent quality homes there that are still in my fairly low price range (fresh out of college).

James, great post! I loved "building wealth one house at a time". It was my first real estate book and I think its the best primer/get-you-excited book for anyone new to real estate.

I am a new investor in the D.C. area where you have the full range of ultra expensive housing and projects. Although I do not know exactly where yet, my plan will be to start with lower end rentals (not warzones) and eventually sell off the ones that cause the most trouble to buy higher income rentals. However, If the cashflow works and I'm finding that it is not overwhelming to manage the lower income properties, I could see staying in that market forever.

This is a great thread that really got me thinking about where I want to be. I especially like the idea of finding hardworking blue collar workers as tenants.

Hey Tanya S. As a new investor from the D.C. area, that is interesting to hear. Are most of your rental properties in the D.C. area? Granted, I just started looking in the D.C. area but rental properties with any sort of decent cash flow seem difficult to find. Would love to chat about the area if you have a few minutes sometime. There is also a brand new meetup group formed by a bunch of BP'ers in the D.C. area if you are interested!
