Thanks so much all for your thoughtful replies! Would love any other insights as I am tossing all these ideas around.

In about a year my girlfriend and I are thinking of making a home purchase in the DC area or immediate suburbs. Will probably have around 80k in cash to put down by that point.

I am very interested in the duplex idea of living in one unit and renting out the other but I understand those opportunities are few are far between in DC.

What you would do if you were starting with a first home purchase in the DC area but also wanted to make it a good investment with some potential cash-flow to offset mortgage payments? (We dont need a lot of space at all, but also dont want to live anywhere unsafe).

Any insight/ideas would be massively appreciated!

I am looking to get into wholesaling lease options in the Montgomery County area of Maryland. I have some contracts but would like a real estate lawyer who is familiar with Maryland RE investing to look over the contracts and advise. Have been having trouble getting in touch with Michael Gross in Bethesda (maybe on vacation?). Any others you recommend in Maryland, even if I can just call them and send the contracts and do a virtual meeting.

Awesome plan Cuong! and welcome. I am a new investor as well and from Rockville, MD. I have been considering investing in the Frederick area because thats the only place I can afford 20 percent down on right now (for a decent house in a decent neighborhood).

We also have very similar long term and short term goals! Great to meet you

Welcome Kelly! I am from Rockville, Maryland and have the same concerns about price that you do. I am new to investing. Frederick is where I have thought about looking, but I still don't know the market well enough to judge it
