Thanks everyone for truly great feedback.  I will be signing up for a subscription with Agentpro247 and will be developing my list here shortly. I need to figure out my budget for the long haul. Thanks again, you guys and gals really are a great resource.

 What a coincidence, I was born in Cookeville TN, before moving to Pa when I was 2, small world.  I'm not a math genius but 7 out of 5, ouch.  Do you get many months of late and no payments from the 7 out of 5.  Will that model work?? LOL

@Jon Holdman  You are correct, just part of the business. But does this signify a pivot time away from new investors becoming buy and hold to possibly Wholesaling or vacant land flipping.  More day to day work but less stress on the not so passive income side?

So, in my short education period on differing, yet the same somehow RE strategies, it is about finding motivated sellers.  Wholesaling, MH Investing, Raw land flipping.  I've read, listened to podcasts, and checked the top websites. Shout out to Seth Williams, John Fedro and of course Bigger Pockets for some of the best content on the subject ever compiled. Great job to all.  My question is can one mailing campaign cover all possible prospects. What would you farm to get all 3 in one mailing? That is what I need. Thanks again for all your work, it is much apprecieated.

 Yes , I would agree that it signifies folks who can not save for a home down payment, making renters, but on the other hand- transmission goes on vehicle, medical bill and untold other daily happenings makes for late or no rent. yes/no. Otherwise good tenant candidates can fall victim to any of these causeing stress for landlords.

I just read a WSJ report citing Bankrate a banking analyst, that 3 out of 5 Americans do not have the reserves to withstand the most mundane unexpected expenditure, "The survey found that an unexpected bill would reduce spending elsewhere, while 16% would borrow from family or friends and 12% would put expenses on a credit card.  The remainder did not know what they would do. So more than half of Americans not only can not budget more than a few months down the road, but is living paycheck to paycheck,"  What does this pool of renters mean to landlord screening and the future of reliable tenants?

I contacted my county tax office to get the up to date list of properties behind on their taxes and was told it would cost 1200 dollars for the list, and she could not be sure when it would be updated for the new year.  Seems kind of pricey for possibly old information.  I should just take that money and invest it in a paid list and Marketing. Any thoughts. Thanks.

Thanks for the input everyone, I went with Wix.com.  I've been working on it for 3 days now, pretty cool.  I watched Brandon T. video on the subject and it was very helpful. Thanks again.
