I'm looking for some input on how to go about building a couple of web sites.  I have heard that it can be done rather inexpensively.  I was looking for advice on where to find such services.  Looking for a Company presence page, a buyer page and a seller page.  I believe these are all separate pages but I could be wrong, I'm just beginning the process, so any help would be much appreciated. Thanks.

I have 2 questions actually.  1)When all set up and running correctly would you consider the business of wholesaling bubble proof?  2) Congratulations you just made your first successful deal- Now how do you go about paying the tax man on such income?  Thanks for your input and much success in 2015.

I good investment minded Realtor. The ones I have been dealing with so far want me to sign a 6 month agreement and then just sending me automatic listings, not much direction, most seem tired of tire kickers (even though I have proof of funds). I have found a local REIA that I will be attending after the first of the year and have some recommendations from my local BP folks. I will be following up on all leads. I appreciate all the good advice. Thanks again.

Yes, I have been researching some of the list agencies as well as contacted my county tax office for delinquent tax properties. On the flip side I would imagine that most of the motivated sellers would have some sort of differed maintenance issues that would require more up front money to get them active.

I cannot seem to find a good deal or motivated sellers of small multi family or SFR on the MLS. Has anyone had success with direct marketing to find more sellers of these type homes. More than the MLS.

Yes, something like 80% of deals happen after the 5th touch.  You need to build that familiarity.  Hopefully they leave the mail hanging around and may see 2 or 3 reminders of their motivation to sell and the day they are ready your letter will be there.  First of the year time frame I will be contacting Yellow Letters to begin the action, have been working on buyers for a while, seems to be equally as hard as finding deals, but time means experience, means track record means buyers. I hope.

Say your looking to a new market and want to do a test mailing (yellow letter or postcards)What would be a good sample number 200-500---50? Would you use click2mail or any other recommendations? Would you mail by hand with real stamps?  I have a marketing budget of about 1000 dollars to start. Not much I know but I'm starting slow and easy.  Not sure what answering apparatus I should put in place for possible responses.  Advice much appreciated. Thanks
