@Asa Ifill your Realtor should be able to connect you with a local structural engineer. $550 and two weeks later you should exact;y the scope of work necessary to true up the property.

@Phillip Scalise I set up a series LLC with my attorney here in Texas. Built in 5 LLC's under the holding company with room for an additional 25 for later use. I just have him do the paperwork as a new series is required.

@Mike M. Seek out a local real estate attorney and have them set up a series LLC (Holding Company with 5 series LLC's under it) and start putting deals under contract. My local attorney did this for me for $1,200. Pull the trigger and build that portfolio.

There are as many variations of properties as there are life situations. A single man/women with no children who happens to also be a truck driver would be very interested in renting out a smaller property as they are away from home often. Basically, there is a tenant for every property. It is your job to find the deal and the tenant.

I would start by learning your local market and building out my team. Relationships with a investor friendly real estate agent and a lender is the key to the castle.
