2 bedrooms or less a bad idea for single family home investing?

Hello Everyone,

  I'm relatively new and am interested in buying a couple of 2 bedroom single family homes in my area.  (I do have two sf properties now, one 3/1 and one 4/1.5).  These 2 bedroom properties are just under 1,000 square feet, 1 bath each.  One investment book I've read and used tells me to buy houses that have 3 or more bedrooms, that 'the overwhelming majority of homebuyers prefer a 3+ 2 bath house and renters are the same, competing at a disadvantage with not a big difference in price', 'three bedroom houses will rent faster and stay rented longer' he says.

For those of you bigger pockets people out there,  have you found this to be true in your experience for single families?  Or if is it an it depends, and under what circumstances?  Thanks much!

    one positive of 2 and 1 cap ex can be much cheaper with only one bathroom  and turn over cheaper as well.
