I first checked to see which education providers were approved by the Texas Real Estate Commission and checked to see where different agents and brokers completed their training via public record. 

A combination of the course load and activity purchasing a primary residence is filling in the knowledge gaps and helping the learning process as I prefer to learn hands on. 

Planning on hanging my license with KW Abilene fulltime (Solo) by the close of 2017. After reading MREA and interviewing multiple agents / Investors in the area I want to build a solid business based on the models provided by MREA and my mentors. 

Taking my fourth of Six Pre-Ed courses tomorrow :)

Currently working with a buyers agent to purchase a property listed by another agent within the same brokerage. The listing agent and her husband are in the process of a full renovation (4 weeks from completion). I asked my agent to produce the MUD, SDN and all those other documents to help me in my decision. He says that the listing agent does not need to produce a sellers disclosure notice as they have not owner-occupied the home. Is this a true statement?

 I don't think you would be able to call yourself an investor if you were unable to accept bad news. The bad news is part of investing, be it the stock market, Forex, Real estate etc.

My experience with part-time sales agents is what drove me to want to become an agent myself. Agents are paid for their knowledge and experience throughout the process of the transaction and when you are unable to explain sections of the contract the client gets nervous and starts putting up walls, I know I did. 

Currently working on the 180 hours of training before taking the national and state exam I have been asking myself how I could tie in an additional revenue stream to help pay the monthly bills while getting started which would still aid in helping me work toward my primary goals. 

This is what I came up with ---> UBER DRIVER!! While driving for Uber I am still an independent contractor (Able to work as much or as little as I need) and get to learn the roads, properties, banks, grocery stores, restaurants,  neighborhoods, Schools, and best of all add contacts (Leads) to my database while doing it.

Thoughts and Opinions welcomed.

Ryan, 

You are paying for knowledge, experience, and marketing of the property. Sellers are more than free to list their property as a FSBO and negotiate freely with interested parties.

-Find a property (50k or less) with good cash flow (Do you have realty in your market meeting this requirement?)  - You could get an FHA loan with 1.75% down payment instead of using a hard money lender... 

-Use hard money lender to finance the property. (What is the interest rate? Do the numbers make sense?) 
-Rent out the property ( What does the NOI look like?) 
-Refinance the property in 6-12 months
