@Javier Rosales don't rely on the information provided by Zillow, they tend to be inaccurate. Study the market area you're investing in and the specific numbers related to your possible purchase.

Basically the housing market is cyclical in nature, in my opinion moving into buy & holds is a great way to weather the storm. When people loss their homes due to foreclosure, they become renters. (Again, just my opinion). I would love to hear everyone's thoughts...

@Kedian Jimenez I agree with @Heath Ryans. I would refi and turn it into an income producing investment (if the time-frame allows). Why does your partner want to want to leave the deal? Is it because of the buyer backing out?

Could someone please share a good partnership agreement that they have used? Preferably a Word doc that can be modified. Which ones worked/works best for you and what are some issues you have ran across in a fix & flip partnership?

Finding the money is the easy part. I've seen properties bought and sold at the meetings; however finding great deals takes practice. I would recommend attending and listening, after a couple of meetings you'll feel right at home with like minded people who have similar goals.
