@Yannik Cudjoe-Virgil  I'm in Florida, there are numerous real estate agents that do not understand investing. Brokerages advise their agents to go after listings, spend $$$ on Zillow/Trulia/Etc. and door knock. I started my own firm because my broker (at the time) discouraged me from dealing with investors because he wanted his close rate higher. He told me that investors are more likely to back out of deals and it would make his firm look bad. So I left and went on my own journey, it is so much more fulfilling.

Several investors have been discussing the same thing. I believe we will have a downturn, but shouldn't be as bad as 2008  (in my opinion). The book is called:  "Recession Proof Real Estate Investing, How to Survive (and Thrive!) During Any Phase of the Economic Cycle"

I'm looking for properties in the Miami-Ft. Lauderdale area. Have you looked up a local REIA in your area? You can look them up on Meetup.com or within Bigger Pockets, under 'Network-Events'. That's a great way to meet investors in your area.
