@Ty Jenkins It seems like a good wholesale opportunity. When taking into account rehab costs (and additional rehab costs that may come as a surprise when starting the reno) and carrying costs; it doesn't look like a good spread for a rehab project. I would take the wholesale fee and move onto another project using that profit.

You can get assistance from a Realtor in your area. I like to not only use the MLS for comparables, but a third party- https://www.blackknightinc.com/what-we-do/data-ser...

The comps they use have significant details, such as how the property was purchased (mortgaged to an owner occupant, distressed, bought by investors-which is usually less than market value). It's vital to see how the property was purchased, for example- was it sold at a retail price by an end user or was it a distressed property bought below market value by an investor. You may find properties of similar beds, bath, and square footage; however, you shouldn't compare a retail price comp with a below market purchase comp.
