We have a tenant who moved out and did not give 60 days. Therefore his account on his portal is showing he owes those 2 months of rent plus late fees. The property got rented fast and now the past tenant is claiming since that the property is now rented and occupied by a new tenant that we can not charge him for the 60 days owing ? Can someone clarify if he is correct ?

I have a budget to mail to 2000 properties total for this campaign. My question is should I mail to a larger list and hit 2000 properties total once or should I mail to only 1000 properties and hit them twice ?

Get your own bid without the property manager involved. Get them to put a lock box and call around and get your own quotes from local contractors, get them to send you there id and give them the lock box codes. Look for ones that have experience in turnovers. You can't spend that kind of money to get $800 per month. Plus lets say in a year the new tenant moves and you have to do more turnover again. Turnover is a killer and the biggest expense take time to shop around get many detailed bids as you can. Ask them to take videos and send to you when they are at the home giving you the quotes. Get them to take video wwith there phones explaining what there going to do in as much details as possible. It's worth the risk and aggravation to do it out of state thru phone with a local contractor then to pay that huge amount. You should try to keep the turnover less then 5k if possible max. 

Not sure maybe a home made septic cap but its quite close to the house so maybe not. You could try to push it a bit to see if you can see underneath.  If everything seems to be working fine in the house. Me personally would paint it it put a flower pot with flowers  on top and make it look like it should be there if I am going to show

Buy as much as you can and don't be so conservative and it will all be fine

Call them explain the situation and you need more time, 9 times out of 10 they have no issues, this is my experience

If there interested in selling when you speak to them and the price is reasonable. Ask if you can spend the day shadowing them at the motel and see if it is the type of work you want to do. There won't be enough profit to hire someone and be hands off.

Yeah no amount of money is worth being behind bars in my opinion and as low as $500k no way. Good call on not touching the funds.
