Re key ASAP if anything ever happens they will come after you. All for a $15 lock set not worth it.

Hi Dan, I have done many 1031 exchanges here in the Orlando area.  If you don't have a company your using for 1031 exchange already I would recommend @davefoster he is on bigger pockets and he is who I use. I do long term investing buy and hold so I can't comment on the short term stuff.  If your still looking for a agent/property manager I can help so let me know anytime.

I like to invest in Volusia county. Deltona, Debary, Deland and Orange city areas. There is some good value still to be found but not as easy as back in the good old days.

That price should include the inside unit to be replaced too. Your not able to just change out the outdoor unit as they dont make the older R22 unit anymore so you have to get a new inside and outside until that runs on 410 A. The price sounds okay we pay $3800 for a new install of a 2.5 ton but we do a lot a business  with this vendor. You can try to shop around you maybe able to get a bit lower. The cage idea would work. I would wait until you have it rented and arrange to have installed the day of the move in with a cage. And whenever they do move out in between your next move in, keep lawn short, power on inside with an exterior light on but the easier is to try and pre rent it and have only a couple days between move outs. Window units are okay, you will have to decide what you what to do about heat because most window units only have cooling and if you want heat it will need the 22) volt plug/wires in wall. Window units can also attract lower end tenants and you may have a harder time getting a good tenant. They can get stolen just as easy and if you have a bad tenant they will or could steal those window units very easily too when they move.  I would go with new central air unit install day of tenant moving in and pay extra for the cage and shop around the price to get to $4000k if you can. Also tenants may complain after they get there electric bill window units cost too much and if they see the vents on the floor and the rough in for the central it may be an ongoing nag from them to install.

Learn the market in which your interested in investing so when a deal comes up you have confidence that its a good one, you can do this by looking at zillow daily in that market or getting on a realtors mls listing. Speak to a bank or like a rental property lender like Liam one capital and get all your docs in and get pre approved so your ready when a deal come along. If i was you i would also put the deal that your buying on this website with a condition like inspection or financing so you can back out if needed to get others opinions and if all looks good. Close rehab and rent( use this site to help with those topics too when your at that stage) repeat the process again once done the first and try to get some cash out of the first property towards all or some of your next property down payment

find another reason that you can deny her other then the pet, maybe one of your creitia is good credit score as an example and she does not meet that or something else you can deny her on when reviewing what she wrote on her app. I would stay clear of her and not move her in, she sounds like trouble.

Not sure what you mean by "fishy" I personally wouldn't have felt that way if a Realtor ask me those questions however. The Realtor would have nothing to gain in regards to hoa price, Zillow is very inaccurate with HOA numbers if he is the actual list agent he should know. Being that short term is allowed it is often harder to get financing due to this reason and this is why he is asking about cash because if you do not have then you may/ won't be able to buy. In regards to the words cash this just means not getting financing he will never have access to your funds its all go thru the title companies realtors never touch the money. You should call him back and ask for the hoa contact number and call them direct they will have the hoa cost, details about what that includes and if it short term and the details on that .Realitors also feel out the people that call them so this may be why they kept talking about cash to see if your able to close or not. A lot of people out there looking for deals that can not close. Good luck hope something I said helped.
