Why not determine where/what state you want to invest and then look for local mastermind/online groups in that market? Locals can bring much more value then anyone else. I am Canadian and have done alot of deals (none were with Canadain's) all were with local people.  You can DM me if you have a questions I can try to help if I can

You can say it rented and hope he does not find out its not. Or allow him to move over and then reno his unit.

If your interested in muti family would the best route possibly be to talk to local brokers?  They can show you deals, introduce you to lenders, PM and insurance agents etc. Also I would assume bigger pocket forums have already answer or can answer any new questions you have. I own muti and single family and found the process and management to be about the same.I am not sure what they charge but I have heard about 30 k. I do not think there is anything a $30 k course could teach you that would be worth it. Possibly if you can meet someone at the seminar you can partner with so they can provide some guidance. If it was me I would keep the 30 k towards buying properties but that's just me. I was able to lock up loans and buy properties without any coaches and  I assume you can too.

 Thanks! Do you think it looks bad to reduce the price multiple times on Zillow since people can see that?

 Maybe when your selling a price drop looks worse, but I do not really think for rentals It's a big deal

I rent lots of properties and its very slow right now, the price may be fine but not many qualifed renters possibly looking right now. If it was me I would just slighty reduce the price to $25 less in Zillow so that it auto populates again on renters radars thru Zillow and see if that helps. You can try to get on other for rent sites too other then Zillow and by putting up a for rent sign in the yard if you have not already. The pictures look great. Good luck

Get the duct cleaned and get the ac coil cleaned if not already  that worked for me on the last place I had like this

I own a 58 unit and closed this May 2022.

Can I do a cost seg study at any time/year while owning the property or does it need to be done in the first tax year of owning the property ?

I am not sure if I am keeping this property so I do not want to rush out and do a cost seg until I have for longer and get a better feel for it.

Raise his rent to market rent. You have market rent bills to pay and they increase just like rents do. If he decides to leave tell him to give you 60 days notice and  post online. You should be able to pre rent it in this market. When you post online ask for market rent.
