Time of year I can't get anything rented if my life depended on it right now and I have lots of vacants. Its also been very slow the whole year

The toilets could be running check all unit. If you think there a leak have all tenants not use any water and find the water meter outside. Look to see if the meter is spinning and if so you have a leak. Sometimes if outside you will see a wet spot in the lawn. If you cant find it inside and outside there are companies that specialize in finding leaks only get them to find it

I personally would give the full 3 days if they make a huge issue about it just to reslove. If there is a second bathroom and they can shower there I would not give any reduction. My main concern is that the contractor does not extend past the 3 days and take any time off for weekend. I would strongly tell them needs to be done within the 3 days and that you are loosing rent because of this etc.

Yes you can buy 2 properties as long as the combined price is the same as the net sale price of the one sold @Dave Foster is the expert and I use him for all my 1031 transaction. You can buy more then 2 for a sale. I just completed one and bought 3 total

Thank you for the advise @David Abellard Jr  since I have posted this add the county allowed me to get my money back less the deposit of $5,060. I am currently going to file a motion with the judge to get me $5060 back too. As I feel they had some legal obligation not to sell the property or remove the forged satifaction since the notary did tell them it was fraud prior to sale. I will update this post when I get the final result on the deposit.

I bought a property on the county auction site however the satisfaction of mortgage that was recorded now is found to be not legit, forged  and never paid off. 

I am thinking  it was recorded by the seller or the wholesaler that was trying to sell this property prior to going up for auction but have no proof who it was. 

Now the 1st lien holder the mortgage that was never paid off, they has issued a lis pendent and starting the foreclosure.  The debt amount for this mortgage is about $20-30 k from what I can find online I am willing to pay if needed but when I called the bank they  wont release any payoff amount if not the past owner. 

The auction just happened and within the 10 day period after the auction. I have made the county aware but am waiting for judge to decide if sale will go thru by I am worried since they dont guarantee clear title they are going to deny my claim for refund.

 I am concern about losing the home and not being able to pay off this loan because I cant get the information.  I can not find the past owner to ask him to request the pay off for a fee which I am willing to do also
