Thank you I for the suggestion @Nicholas L. 

I am not sure where to find or what the title of who I am looking for is called. Looking for someone to analyze my real estate holdings and determine best /worst ROI for each property. I have alot of properties and want someone who is very good at this and experienced to help me figure out which properties I should sell because the returns are not good

How did you get the lead ?

I would not want to see them go too low usually that means real trouble waters. I think 5 percent rate is where I would like to see it go. I think its hard to predict when I am hoping sooner then later.

I would sell and do a 1031. I would take time to determine the exact property and price range to replace it with. Once you know the area and what a good deal/property looks like in the new market sell and buy close to the same time frame so you can do a 1031. Use @davefoster for the 1031 its easy enough and he will guide you. If you have to pay taxes that will be  less dollars you have to upgrade. Miami is much more pricey than Orlando. It may be possible to stay in Orlando if you find down south too pricey and just exchange the property for something with less issues better close by possibly no hoa and single family.

It is a hard time to get into real estate but I am sure like anything if you hang in there you will eventually do it. I am sure there are many people who are just getting in now too and some of those who do not give up too soon will be successful why not join them. Most things we tackle are way harder then we think usually. Bigger pockets rookie podcast and forums would be where I would start. I been doing it a long time and I still find it hard to get a deal

I would highly recommend @Dave Foster he handles all of mine. He has expert level understanding of the 1031 space.
