@jordan brant Yes, I am still buying as much as i can, I am careful about what deals I buy and the price. But once you narrow down a market and know values really well its earner to see deals and confident when offering. I do not know about Tampa only Orlando. There is a lot of retail buyer right now and seems flippers are also biding a lot, but if you are only looking for a few deal a year i think its possible.My wife finds all ou deals she is a agent I can connect you if Orlando is somewhere you want to explore. She also property manages for investors

Realitors told me i was too late to florida in 2014 and I missed the boat.  I bought at that time and my properties have tripled at min in value and I think they are still undervalued. So like Chris said while others are saying no deals others are buying great deals. It all depends on who you ask and there mindset

Ran a Crailglist add for some rehabs 3-2 responses where in the past the same help wanted add would have had an overwhelming response. Still can't find anyone and were too busy for the current guys we have now.

 I owned a park with well and septic and the constant repairs and maintenance need that was my biggest issue, after that was the dirt roads, and not being able to find qualified people to put in the homes. It was not the right park for me and best day was when it sold. However I do think parks are good but you would have to defiantly follow Frank guidelines at  a min.

I use @davefoster he is an expert and I have done many 1031 over the last few years and never an issue. I highly recommend him

@alicehorn what type properties and communites rent out the best. I am looking to buy something and would love any direction you may have,

I am looking for a place to insure my 9 rental properties. My current insurace is going to expire and I am looking for a place with better prices. Price is my main reason for switching so if anyone can suggest a low priced insurace co that services the orlando/central florida area would be apprecatied 

Does anyone know a good evection attorney they have used and can refer for the Greater Orlando Area specially Volusia County 

We have had a long term tenant who we found out just died, she had a lease when she moved in 2015 but now had been going month to month after that first year. They did not pay rent Oct and her daughter who is not on the lease but must live there. Told us the mother (only lease holder) died. The adult daughter and other people I am guessing adult sons would try to pay the rent. We actually had to evict this daughter from another property we had years back I guess she moved into the mothers house without us knowing. How can we get these people out using the courts because I do not think they will do cash for keys although we will try something like that first. Does the no evection rule apply in this case even though these people were never on lease ? if not what form are we to serve and grounds to evict? The property is in Volusia county florida close to Orlando
