We live in the home now. We leave during showings. The rules are very clear. This other realtor committed three violations that could cost her her license.

So how's this for a shady situation,

Yesterday, I'm working from home - a house which we have on the MLS as a rental.

Some realtor -- and we're still trying to figure out who exactly she was,

1. Did not schedule a showing to have her clients come view my home.

2. Did not accompany her clients when they came to my home to view it without an appointment.

3. Gave her clients her lock box code and key card so they could enter my home without an appointment and unaccompanied by a realtor.

My wife and daughter weren't home at the time. If I hadn't been home I would never have known about it unless my realtor caught it by cross referencing the lock box access logs with the showing schedule.

Oh, and the couple who came into my home could only tell me their realtor's first name. And the phone number they gave me for her turned out to be bogus.

@Curtis N.  Do you even want to be a property manager? Would you be looking it do it if it wasn't your friend asking you? It seems to me that you're getting set to jump thought a bunch of hoops on behalf of someone just because they don't want to take the time to find and manage a PM. I say help him find a professional PM and then if you want to help him out check up on the PM from time to time.

Didn't they used to say that a home should cost no more than 3x your annual income? I think that was forgotten during the bubble years. 

Average household income in the US is right around $50k/year I believe. Here in my part of MD (Baltimore County) I don't see much you can buy for $150K.

 Why round it off to the nearest penny? Price it like gasoline at $179,352.28 9/10. Clearly it works well for the oil companies.

Are you using a tablet or phone? It doesn't work on my tablet. It works fine on my laptop though. I think it requires flash.

"Integrated School District" is my best guess.
