Hi @Kai Hicks,

Welcome officially to the forums.  If your goals revolve around cash flow then you are going in the right direction to look at other markets.  Just be sure to research your turnkey provider well, get independent successful/happy references, and have a backup plan in case you need to switch to another property manager after acquisition.  Long distance can increase your cash flow but also requires a lot more reliance on your quality local team, of course.  Good luck!

Hi Daniel,

Welcome aboard!  I previously lived in the Portland area and am now an active investor in the Seattle area.

For the Seattle area, I recommend starting with the largest groups:

REAPS at www.reapsweb.com (which also has a number of interesting sub-group meetings)

REIA WA at www.reiawa.com

And then search for real estate in Seattle area on www.meetup.com.  There are a bunch of Meetup options, though quality and quantity of participants vary.  You can find sub-group specialties there, too.

In addition, after you get networked within these groups you will find unadvertised subgroups and mastermind groups exist too.  I am a member of several of these and find them to be mutually beneficial for everyone involved.

Welcome to BP, Greg!  Be sure to go to REAPS, REIAWA, and a number of Meetups in the area.  One thing you will find is that even if you do not have a 1:1 mentor, there are numerous subgroups out there which include members with a variety of experiences and they can act as a mutually supporting mastermind group.
