Hi Scott,

REAPS is the biggest, most organized, and most networked of the local groups. REIA can also be helpful, though it is smaller scale all around. There are some unfortunate politics between the two groups, so most people choose one or the other though both can be helpful. There are also numerous Meetups in the area; just sign up at Meetup.com and put in real estate investing related search terms to find some of interest. You will then also receive notifications for new similar Meetups that form afterwards.

I have purchased 3 properties through them, though most were a few years ago when the overall market was still down and there was less retail buyer interest.  Nowadays the prices generally rise to above what an investor would be interested to pay for a property, though sometimes properties will come back to auction quickly for follow-up rounds since either Auction.com placed a bid for the seller and bid it up too much, or it didn't meet a high reserve (which is almost always well above the stated starting price), or the auction winner didn't perform.  You can occasionally get a deal there, but it's a numbers game and the vast majority sell too high for flip level profits.  If you are only buying for 50% of retail, then Auction.com would rarely - if ever - meet your criteria.

Some auction properties do have lockbox access and it is frequently a 30 day close, so on the plus side you have more time and information than courthouse steps auctions.  They also will frequently provide title reports, interior photos, and some additional info.

Hi Tiffany, welcome to BP!   Glad that you are on Whidbey with the Navy (presumably living in Oak Harbor?).  I grew up my entire pre-college life north of Baltimore, and after college my first jobs were at the Pax River Navy base in southern Maryland.  I plan to move to Whidbey in the near future with my family.  I currently live in Seattle and am an active investor around Washington.

Specifically on Whidbey I own a 29 unit apartment complex, rental SFR, office building, medical office building, retail building, land for subdivision, SFR flip, and personal land that I plan to build my own home on in the future. So definitely add me to your wholesaler buyer's list, and for any type of property!

Welcome to the community.  There do not appear to be any active BP Meetups at this time, though apparently one occurred earlier in the year.  Here are some recommendations:

1) It is very easy to use the www.meetup.com site and form a BP-specific Meetup.  So you can be the instigator!

2) There are a number of Meetups in the Seattle area regarding various aspects of real estate investing.  Just search for real estate and choose from the options.

3) REAPS is the largest and most networked Seattle area REIA (one of the biggest in the country, in fact). Go to www.reapsweb.com for more info.  REIA WA is a smaller local alternative too, and their info is at www.reiawa.com.
