IMO local, but I think anything not local is crazy. Its a comfort level for me.

Dead people can't sue, and I highly doubt any family member would have any kind of claim.

Its terrible advice. The guy has zero REI experience, and close to zero in money management skills, is unemployed, and people advocate he jump in the deep end of the pool for the first time. He needs a job, a savings plan for emergencies, and then to start working on REI, IMO.

You need a current copy of his insurance and workers comp. You also need a lien release from him and any vendors/suppliers he had work on your property.

I like leverage, just not near as much as others. I would borrow for a prop, as long as it cash flows on a 15 year note, and I had a full year of reserves set back for each prop. This is only for "A" class prop IMO, so damages and unforeseen maintenance should be minimal. Good Luck!

I would prefer the 1400 a month rent.
