I really don't think your business plan matters to the bank. They want to know if you can afford the place, even if the tenant doesn't pay, and if you have a history of paying your bills on time. That's been my experience anyways. I have never given a banker a business plan.

8 to 12 weeks you sit on the money. Anything else doesn't make sense IMO.

Even if you could save money for a down payment, and 6 months reserves, I imagine that 6k a year is too risky for lenders. I'm just guessing though. Maybe you could pick up another job to get your income up. Good luck.

@Nathan Gesner  USofA wasn't built on taxing everyone to death . Especially when the tax money goes to a lot of waste like everything the government handles.

Snitch???  Who even talks like that? He is just trying to give you advice that will help you in the long run. I will give you some more advice, do not attempt to buy real estate when you make 6k a year. Good luck.

At the minimum I would not boast of illegal activity with my real name.

I don't know the law, but I assume after you give notice you could open the place up by yourself.

It is if the ACTUAL plan was not to ACTUALLY to live there.  Which seems to be precisely what you just supported with your comment above.  You can call it whatever you want, but the rest of us call it loan fraud.  Which includes courts of law.  

There is no being "creative" with well establish and understood underwriting guidelines. The guides take creativity out of the picture.  That is sort of their point. 

It is straight forward - you are buying an investment property.  If you want a loan on an investment property do not call it a primary residence and be prepared for the implications of doing it right.  That sir is actually what real businessmen and women do.

I got 3.95 15 year fixed on a SFR two months ago, and will be getting the same for an offer on another I just put in.

You gotta man up. Work 2 jobs. You don't like your home life, then work so many hours that you are only there to sleep. Delay college for a year. You have to also consider the people that are going to get stiffed when you bail on your debt. At some point you need a kick in the rear. Tough love.
