I was pre-approved for 15 year fixed 3.95 with 20% down on a SFR. Probably only cash flow a hundred a month, but these are turnkey properties less than 10 years old in nice areas. I don't know if 30 year is an option to answer your question.

With so little cash, and bad credit, I would save more money. Once you buy the house the water heater is going to go out and then the tenant will decide not to pay rent for a while. All the time you need to pay a mortgage with money you don't have.

Getting insurance is easy. Just call blue cross or whoever is in your area for a free quote, stroke a check, and your insured. I pay about 250.00 a month for a mid-level policy that I have been pleased with.

IMO I would just keep saving, but everyone has a different level of risk they can live with.

Just curious how you got 3.45% mortgage on a non-owner occupied property? I think I already now the answer.

Does anyone have experience with this site. I have found a house to bid on, it is un-occupied. It says the winner will get a quit claim deed. I checked the tax rolls and it is owned by MorEquity. How do you find out if the house will be "free and clear"? I would hate to bid on it and find liens on the property after the fact.

I would strongly disagree with Mr. Carr. Would use use a dentist operating out of the trunk of his car? Plumbers are professionals and charge for their expertise. This quote my be a little high, so get more quotes from licensed plumbers, not handymen. Saving a little money now to have someone un-licensed to work on water lines could open you up to all kinds off legal issues down the road. Just imagine a improperly installed water heater blowing up or a water line cross connection getting someone sick.
