BRRR depends on whether the upgrades are quantifiable in the marketplace. I haven't had any issue on getting significant value increases on places I've done work on (Best case was $35k to $148k in 9 months) because the work was easily quantifiable, taking a income-producing property from making nothing to something in a very short time frame.

If the Reynoldsburg marketplace places value on green upgrades, then you'll be fine, however if the marketplace in that area doesn't put value on the upgrades you've performed it might be difficult.

The tenants are cooperating so no need to take action yet.

Pickaway county is very good for landlords as they abide very strictly to Ohio Revised Code without any overly unique interpretations and some municipalities attempt to do.

Try your local REIA and talk to the investors there, even if 1-2 hours away, REIAs tend to have alot of people with good local connections to money. It might take some while to find the right people there, I know it did at mine but after a while it's amazing what doors can be open.

I buy them all the time, it's a part of buying distressed property. Bad tenants like bad condition are types of distress.

Does the unit have utilities? If they're truly squatting, Ohio revised coded does allow for an extremely short time period due to property condemnation (No utilities is a valid reason) that the sheriff can enforce if the property is condemned by local municipality.

Otherwise it's 3 days for non-payment even without a lease agreement, I've evicted based on 'oral lease' plenty of times. The 30 day period is for simple non-renewal of lease which can be a blanket for almost anything, so long as there isn't a longer term lease in place.

The reason i'm worried about going all-in to Section 8 rentals is that during the shutdown I was about 2 weeks from having non-pays on around 17% or so of my portfolio. 

Driving for dollars works, I just try and find ways to talk to landlords one-on-one to see where they're positioned.

From my perspective, there's way more money in simple sales than anything else. Property management has a much higher involvement then simple sales, lower overall returns among several other things. Not that it can't be profitable for someone doing it, but if you can make 2x or 3x the amount of money for the same time input, you can't blame brokers/agents for going to the segment that's more profitable.

That isn't to say there aren't good managers in Columbus, for better or worse i've only heard one maybe two that were worth anything.

Yes, i'd agree with what you said. As long as there's demand and the #s work, it's fine. Marysville is no different than where I am, and I wouldn't ever have a issue doing there what I'm doing here, OR househacking.

Heck, every single person that will listen to me under the age of 30 i'm telling them to get into house hacking ASAP.
