Hello BP,

First time account holder, but long time lurker in Columbus Ohio area. BP has already answered a ton of my questions so I figured it was time to sign up. I also think this is where I put that "I work with a network of investors" and that "I have deals in all fifty states". I have listened to just about every episode of the BP podcast and those lines have come up quite a few times.

I purchased my first deal in December, duplex in Reynoldsburg, Ohio. Attempting a live-in BRRRR strategy, the big question is since I am doing all the work myself if I will be able to get the value up enough to refinance all my cash back out, some will be better than none. I am pretty focused on sustainability so my updates are going to include a lot of LED lighting and water saving measures, going to be one big green money-making machine here soon.

Tenants on the other side came with the purchase so haven't gotten to test out the ultimate guide on tenant screening yet. Once I get my side finished I may even get a roommate to also bring in a little house-hacking to the mix, we will see.

I'm here to continue my education as most of us are and hopefully connect with a few people in my area.

My goal for my real estate journey? Making enough rental income to allow me to focus on turning my family's farm into a family business and allowing me to go on a service trip to a different country each year. Colombia is already checked and I have my eye on Haiti for my next one.

Looking forward to connecting with you all!

-Sam

@Sam Schwab Welcome to the forums. Sounds like you have a pretty good vision of where you are headed. I also hope to be able to get back to some service trips over the coming years. I would love to hear more about the farm business. Both things that I enjoy! As you already know, there is a lot to be gained from hanging around folks here. If you have questions, ask. Feel free to reach out to chat more or if you need any referrals.
