 I'm really hoping to get back into it this year. Everything has gone down in price immensely. For the entirety of 15-18 my brother and I non-stopped tried to find land for a field. Even ran a mobile-field business where we'd take a trailer with rental equipment and a full sup'air field for parties and whatnot.

Have you looked into self-storage? It is a Cash cow in the right locations. Absurd how much passive income they can bring in.

 I've looked into it a bit, a good friend of mine who has a near-identical rags to riches background is crazy over them. I Could see myself doing a self-storage development in the future, just not in the next year or so. He's crazy about self-storage, i'm crazy about laundromats , go figure (Granted we're both nuts about rentals in the mean time).

I understand totally, I eventually started calling more Banks about 2 years ago and I have a decent relationship set up with one. The only issue is there extremely small and I'll hit my FDIC limit here this year with them.

I think as I said before I'm trying to take the next 6 months off and not do anythi  other than put just money back in the bank.  I'm not sure if I mentioned it before , but over the past 5 years I paid myself very little ,  reinvesting practically everything that came in back in the business. I feel like it's time to finally sit down and take some profit.

It isn't easy, and to be honest if you were unable to determine the $400k deal was a scam I would be very, very, very hard pressed to mortgage an asset I had to try and do something again. I only like buying things I can touch. 

I get calls all the time from people asking me to invest in their projects. One guy about 6mo was asking for like 'just $50k' and after I told him no, he asked for a list of reasons why. One of the ones on the list was 'because you're too far for me to easily show up at your house around midnight with a baseball bat to collect my money if I think you've abused it'. Scared him a bit, but alot of people accepting investment I believe don't realize how hard it is to make it in the first place.

@Jarrod Senechal interesting take. Have you ever read Outliers by Malcolm Gladwell? He talks about how the uber-successful (the "outliers") all were beneficiaries of serendipity, coincidence, hand-of-g-d, whatever you want to call it. In a nutshell, people who were massively successful no doubt have skills, knowledge and work ethic, but were in the right place at the right time in order to take advantage of an opportunity presented (or, even, an opportunity created).

If Brandon's story would've been 6 years earlier (not even considering what may have been if he was 6 years older), meaning he really got into RE in 2006-07 instead of 2012-13 (I may have the timeline off), it may have worked itself out differently. I think timing had a lot to do with his success.

I guess that's a long winded way to say I disagree in part :).

But I think Gladwell overemphasizes the chance circumstances in which each successful person was placed and underestimates the ability and/or work ethic to capitalize on opportunity. Brandon's story epitomizes one's hard work, dedication, constant growth, and the ability to grab an opportunity by the horns and own it, and not merely be beneficiary of timing. So I definitely agree in part also :)

I helped my brother buy rentals at the top of the market in 06 to 07 when I was a new agent. Those properties are still profitable today. The reason he/I were unable to go farther after the crash was because we couldn't figure out how to get money without using alt-a financing like we did during the bubble lead up. 

So no, it didn't play out differently.

 What's funny I posted my story elsewhere and got the exact opposite. 

I had multiple people complain that because I went out and solicited investment from people that it really isn't my success and I'm hanging on the coattails of a bunch of other people.

Cut your household budget to the bone, save as much money as you can, look for creative ways to fund SFHs.

It's amazing what we can do when we have to do it. Of course you never wanted your dad to suffer a heart attack, and your family to suffer the hardships they did, but then you were forced into supporting a household with your brother and mom. I imagine that helped in future endeavors when everyone else was/is complaining about "there's no deals" or "I can't find money to start investing", you had/have the experience of being resourceful and getting stuff done from a young age.

 Yeah, I think so.

And I also now don't have the baggage of large student/college debt like many people I know. 

Real estate is good debt, right?

 Last year we started using AppFolio as our primary rental software and that has helped the ton. Before that we use pretty much Excel and something called dochub on for electronic lease signing. AppFolio puts everything in one place whereas before we were using two or three different pieces of software.
