What if I'm the operator of the Fund?

Has anyone out there invested in an Opportunity Zone Fund? We are about to buy a Building that just so happens to be in an opportunity Zone and meets all the requirements to be eligible for a fund.

If you have, what was your experience? Was it overly complicated? Or has it performed as advertised?

I know the deferment period for capital gains is almost up, but what are the pros and Cons of an OZF vs a traditional 1031?

Hi BP! I have an investment opportunity! The investment is a project to renovate a 50,000-square-foot historic corn cob pipe factory I bought outside of Columbia, Missouri into apartments. The purchase price was $445,000, and I am renovating it utilizing historic tax credits to lower the amount of cash needed. The projected stabilized ARV is over $12,000,000. Our Target AAR is over 20%, with an 8% preferred return for all LP investors.  This is a 506 (c) syndication with a 7-year minimum life cycle. The fund is filling up so don't wait if this is something you might be interested in. Here is a link to the Offering Memorandum, and the Investment portal via InvestNext. Please reach out with any questions regarding this project, or if you just want to learn more about Historical renovations in general.

We have some great investment opportunities for investors, but my biggest bottleneck right now is getting the word out there. So I'm trying to learn as much as I can about streamlining the process. Does anyone have any book recommendations for raising syndication capital from accredited investors?

BOOKS NEVER!! Just post the info in the local forums, if there great you will get all the money you need.

Wait, are we allowed to post our deals on her to raise funds? I had just figured the goal was to keep it educational.

Be very careful about posting a solicitation for a security anywhere publicly.

I THINK he has a property he needs money for. But 100% very " scary" to raise money for projects. Better have a GREAT SEC attorney

Happy New Year

Yes, we already have a property, SEC docs are all in order, and we have already made some headway in the fundraising. I'm really looking for ways to speed up the fundraising and find more investors. We have another really great opportunity for an investment but I don't like the idea of starting another fundraise before this one is done.
