Hi BP! I have an investment opportunity! The investment is a project to renovate a 50,000-square-foot historic corn cob pipe factory I bought outside of Columbia, Missouri into apartments. The purchase price was $445,000, and I am renovating it utilizing historic tax credits to lower the amount of cash needed. The projected stabilized ARV is over $12,000,000. Our Target AAR is over 20%, with an 8% preferred return for all LP investors.  This is a 506 (c) syndication with a 7-year minimum life cycle.
