@Jamie Hailey yeah, for example I’m looking for smaller family’s. So I’m looking to buy in a good school district, fenced in yard, and when I remodel the house I’m looking to make it childproof (aka bomb proof), and pet friendly.

@Jamie Hailey something I’m learning and working on is finding who I want to rent to before buying. In any business you are supposed to find out who your customer base is and what they want before you design a product. I’m trying to take that principle and apply it to what type of tenant I want to rent to then investing in something that fits their need.

Single-family residence private money loan investment in Joplin.

Purchase price: $39
Cash invested: $10,000

This house had been on the market for quite a while. nobody was interested because it has so much junk inside. the previous homeowner was a hoarder and made the house pretty unappealing. this turned out to be a boone for me because I was able to get it at a ridiculously good price. nothing was majorly wrong this the house. We put a minor facelift on it after some highschool boys maybe $500 dollars to clean it out.

Hello 

Our primary business model is the BRRRR method. Up to this point in my real estate carrier, I have done all the rehabs and work myself, but now I am looking to scale which means working with contractors. My big need is a solid legal contract. I'm looking for a template that can be slightly tweaked to fit our needs. Does anyone have any ideas where to find this? Or should I be looking for an attorney to design one specifically for me?

buy & hold investment.

Purchase price: $80,000
Cash invested: $80,000

Found the Deal while looking for a contractor to help with rehabs on other houses we owned. I had asked an old contact at our local Lowes if he recommended any of his customers and as reliable contractors. he put me in touch with a contractor/real estate investor who was selling off some of his properties to invest in a multi-family project. I met him at one of his properties that he was rehabbing to sell. bought the house and made a great relationship with a contractor at the same time.

What made you interested in investing in this type of deal?

diversifying from rehab properties to buy and hold.

How did you finance this deal?

got a great rental property and made a good working relationship with the seller

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Actually no, this was the first deal I did with no agent.
